The pattern: industrial districts heat up to 6× faster than green villa communities. Greenery and reflective surfaces are the difference.
The only thing that changes between these districts is what their surfaces are made of. Dark roofs, asphalt and bare ground store heat; gardens, water and reflective surfaces shed it.
The coolest large roofs in every district have one thing in common: a reflective surface. It's physics, and it's written into Dubai's Al Sa'fat building code.
